NOTICE OF TRUSTEE’S SALE
The following described real property will be sold at public auction to the highest bidder, purchase price payable in lawful money of the United States of America at the time of sale,  at the east main entrance of the Box Elder County Courthouse, a/k/a First Judicial District Courthouse, 43 North Main, Brigham City, Utah, on Monday, November 18, 2013, at the hour of 3:30 p.m. of that day for the purpose of foreclosing a deed of trust originally executed by Reed C. Cutler, in favor of Mortgage Electronic Registration Systems, Inc., as nominee for Republic Mortgage Home Loans LLC, its successors and assigns, covering real property located at approximately 357 South 700 West, Tremonton, Box Elder County, Utah, and more particularly described as:

The current beneficiary of the trust deed is JPMorgan Chase Bank, National Association, and the record owner of the property as of the recording of the notice of default is Reed C. Cutler.  The trustee’s sale of the aforedescribed real property will be made without warranty as to title, possession, or encumbrances.  Bidders must be prepared to tender a cashier’s check in the amount of $20,000.00 at the sale. The balance of the purchase price must be paid by cashier’s check or wire transfer received by 12:00 noon the following business day.  The trustee reserves the right to void the effect of the trustee’s sale after the sale based upon information unknown to the trustee at the time of the sale, such as a bankruptcy filing, a loan reinstatement, or an agreement between the trustor and beneficiary to postpone or cancel the sale.  If so voided, the only recourse of the highest bidder is to receive a full refund of the money paid to the trustee.  THIS IS AN ATTEMPT TO COLLECT A DEBT. NOTICE OF PUBLIC HEARING AND BONDS TO BE ISSUED
LOCAL BUILDING AUTHORITY OF THE
BEAR RIVER WATER CONSERVANCY DISTRICT, UTAH
NOTICE IS HEREBY GIVEN pursuant to the provisions of the Utah Local Building Authority Act, Title 17D, Chapter 2, Utah Code Annotated 1953, as amended, that on October 23, 2013, the Authority Board (the “Authority Board”) of the Local Building Authority of the Bear River Water Conservancy District, Utah (the “Issuer”), adopted a resolution (the “Resolution”) in which it authorized the issuance and sale of the Issuer’s Lease Revenue Bonds, Series 2014 (the “Series 2014 Bonds”) in an aggregate principal amount not to exceed $4,200,000; the Series 2014 Bonds to bear interest at a rate or rates not to exceed sixth-tenths of one percent (0.60%) per annum, to mature in not more than 35 years from their date or dates, and to be sold at a price not less than 99% percent of the total principal amount thereof, plus accrued interest to the date of delivery.  If the Series 2014 Bonds are issued in the maximum principal amount in this notice, and carried to full maturity, the estimated total cost of repayment would be approximately $4,590,382.  However, the Issuer has obtained a loan authorization in the repayable principal amount of $2,865,000, which if carried to full authorized maturity, then the estimated total cost of repayment would be approximately $3,132,000.  The Series 2014 Bonds will be cross collateralized and secured on a parity with the Issuer’s Lease Revenue Bonds, Series 2008 which are currently outstanding in an amount that does not exceed $1,634,000.
NOTICE IS FURTHER GIVEN that the Issuer called a public hearing for the purpose of inviting public comment on the proposed issuance of the Series 2014 Bonds and the economic impact that the improvements proposed to be financed with the Series 2014 Bonds will have on the private sector. The public hearing will be held on November 13, 2013, at 7:00 p.m. or as soon thereafter as feasible, at the District Offices located at 102 West Forest Street in Brigham City, Utah.
The Series 2014 Bonds will be issued pursuant to the Resolution, a Bond Authorizing Resolution and a Master Resolution to be adopted authorizing and confirming the sale of the Series 2014 Bonds (collectively, the “Final Bond Resolutions”) for the purposes of (i) financing improvements to its drinking water in the Collinston area, and related improvements and (ii) paying the costs of issuing the Series 2014 Bonds. As lease revenue bonds, no property taxes will be pledged for repayment of the Series 2014 Bonds.
Drafts of the Final Bond Resolutions in substantially final form were before the Authority Board and were part of the Resolution at the time of its adoption by the Authority Board (collectively, the “Bond Resolutions”). The Final Bond Resolutions are to be adopted by the Authority Board in such form and with such changes thereto as shall be approved by the Authority Board upon the adoption thereof, provided that the principal amount, interest rate or rates, maturity and discount of the Series 2014 Bonds will not exceed the maximums set forth above.
Copies of the Final Bond Resolutions are on file in the office of the Secretary of the Issuer where they may be examined during regular business hours of the Issuer which are 8:00 a.m. to 5:00 p.m. for at least thirty (30) days from and after the last date of publication of this notice.
NOTICE IS HEREBY GIVEN that a period of thirty (30) days from and after the last date of the publication of this notice is provided by law during which (i) any person in interest shall have the right to contest the legality of the Resolution, the Final Bond Resolutions, or the Series 2014 Bonds, or any provision made for the security and payment of the Series 2014 Bonds by filing a verified written complaint in the district court of the county in which he/she resides, and that after such time, other than referendum rights, no one shall have any cause of action to contest the regularity, formality or legality thereof for any cause whatsoever, and (ii) registered voters within the Issuer may sign a written petition requesting an election to authorize the issuance of the Bonds.  If written petitions which have been signed by at least 20% of the registered voters within the Issuer are filed with the Issuer during said 30-day period, the Issuer shall be required to hold an election to obtain voter authorization prior to the issuance of the Series 2014 Bonds.  If fewer than 20% of the registered voters within the Issuer file a written petition during said 30-day period, the Issuer may proceed to issue the Series 2014 Bonds without an election.

PUBLIC NOTICE
Notice is hereby given that Snowville Town will hold its municipal elections by mail.  You will receive your ballot via the United States Postal Service and all ballots need to be post marked by Monday, November 4th to be counted.  The election will be held to fill a four year term for Mayor and two four year City Council positions.  The candidate for Mayor is Timothy Heyder.  The candidates for the City Council positions are Shanna Terry, Marvin Fikstad, & Randy Branch.  Registered voters must be residents of Snowville Town to be eligible to vote.
QUALIFICATIONS TO VOTE
U.S. Citizen; resident of the State of Utah for over 30 days preceding election, 18 years of age by November 05, 2013, and registered to vote in Box Elder County.
